* WHAT IS A HOME INSPECTION?

A home inspection is a professional, objective, thorough visual examination of the structure, systems and components of a home, from the roof to the basement by a trained, licensed inspector, working for you.

* WHY DO I NEED A HOME INSPECTION?

The purchase of a home is a major long term expenditure. This will help you make an informed decision!

* BUT I'M BUYING A BRAND NEW HOME!

With new construction, we evaluate all visible construction and systems to be certain that everything has been completed and is really working properly.

* WE ARE FIRST TIME HOME BUYERS!

We will take whatever time is necessary to insure that you are knowledgeable about and comfortable with your first home and all its systems and parts. Long after the inspection, you are always welcome to call with questions about your home.

* SHOULD I BE PRESENT DURING THE INSPECTION?

YES! We want you to be present during the entire inspection. Please ask questions as we point out maintenance, repair and safety items to you. We want you to know your home thoroughly, from roof to basement. Allow at least 2 to 4 hours (depending on size and age) for the complete inspection of your single family home.

* WILL I NEED TO SIGN AN INSPECTION AGREEMENT?

 For your protection and ours, you will be asked to sign an inspection agreement before the inspection (the State of Illinois requires this). This agreement spells out what we will do for you. The property inspection is conducted in accordance with The State of Illinois Standards of Practice and The Standards of Practice and Code of Ethics of the American Society of Home Inspectors (ASHI).

* DO YOU OFFER RADON TESTING?

 Yes. We can perform a Radon test. We use continuous radon monitoring equipment, which is a 48 hour test. It will take reading every hour for 48 hours. 

* DO YOU DO REPAIRS?

No! No! Our only business is doing home inspections. Doing repairs would be a conflict of interest.

For those issues involving significant cost and safety, qualified contractors should repair and correct.
